What is the Help to Buy/Equity Loan Scheme?
With the government’s Help to Buy: Equity Loan you can borrow a low-interest loan to put towards the cost of purchasing a newly built home. Your new home must be bought from a house builder that is registered with the scheme.

Very simply, you add the equity loan to the deposit you have already saved and then add that to the amount you need to borrow on a repayment mortgage. The total cost of buying your newly built home is then completely covered.
Who is eligible?
Not just for 1st time buyers an equity loan is available to all buyers looking to purchase a Newly Built Home.
Do you fall under any of the following criteria? If so, you have the right to apply:
- Have a deposit with a minimum value of 5% of the full purchase price of the property
- You can arrange and afford a repayment mortgage valued at between 25% and 75% of the full market value of the home
Hurry! The HTB: Equity Loan Scheme is running up to March 2021
- You have reserved a newly built home, being purchased from a registered Help to Buy property developer, up to the value of £600,000
- Be able to evidence that you can afford the repayments on the equity loan and all other outgoings
- The scheme is not able to assist with buy to let investors
- You should not have any financial interest in any other property
- You can pass the eligibility and affordability checks that are carried out in the application process

How do I Apply?
First you will need to complete the governments equity loan calculator and assessment form. The calculator is simple to complete. Following the guidance helps to determine how much you can reasonably afford based on your outgoings. https://www.gov.uk/government/publications/homes-england-help-to-buy-equity-loan-calculator-and-guidance. Please note that further affordability checks will be carried out by your financial advisor or mortgage advisor.
